Turner Real Estate Blog

Back on the Lake 94.7 is Wayne Turner, the Owner, and Broker of Turner Real Estate Group.  As a regular guest of the show, Wayne calls in to provide information and/or tips on the North Shore Real Estate Market.  This area includes Mandeville, Madisonville, Covington, Slidell, Abita Springs, Hammond, Ponchatoula, Lacombe, and other surrounding areas in St Tammany and Tangipahoa Parishes.

Today, Wayne calls in to discuss a Home Buyer tip of the importance of a home warranty.  Despite the age of the home, a buyer can get a home warranty for a home they are buying.  Better yet, many times the buyer can have the seller pay for the home warranty.

Home warranties are able to provide a security for the home and it's major components if something

Wayne Turner, owner and broker of Turner Real Estate Group is back with his Real Estate Tips for the Northshore.

Homes in areas like Mandeville, Madisonville, Covington, Slidell, Abita Springs, Lacombe, Hammond, Ponchatoula, and more around St. Tammany and Tangipahoa are rising in demand.  Wayne wants to discuss Home Prices in these areas.  He states that this is the biggest Housing Inventory Differential in a decade.  Not since 2006 has there been such a demand for homes.

What does Housing Inventory Differential mean?  Wayne uses this example:  If not another house on the Northshore was placed on the market under $300,000, in three months no homes would be on the market.  This means that homes on the market are selling in 3 months or

Step back and take a look on how you can spruce up the outside

1. Pressure Wash - everything you own on the outside.  The home, the driveway, pathways, sheds, or anything that should be cleaned.

2. Trim your shrubs and spruce up the garden or landscaping

3.  Repaint or Revarnish the front door.  This is the first impression your home buyers will have your home.

4. Replace the doorknobs and/or hinges.  If they are chipped, dated, or sun stained this is an inexpensive step that will pay off

Wayne Turner, Owner and Broker of Turner Real Estate Group, is back to discuss what a "Seller's Market" is, and why you should be selling your North Shore Home.  Wayne explains that this real estate economic occurrence hasn't been seen in this area for 10 years.  The home demand in areas like Mandeville, Covington, Slidell, Abita Springs, Madisonville or other places in St. Tammany or Tangipahoa Parishes has increased greatly.  The demand has absorbed most of the inventory on the market; meaning there is not enough homes for sale as there are buyers looking.  This is what creates a "Seller's Market".  When there is not enough homes for the amount of buyer's this drives up home prices, but since interest rates are so low,

Wayne Turner, owner/broker of Turner Real Estate is back to discuss the new economic occurrences not only happening on the North Shore, but all over.  It's been ten years, but the housing market is back! Demand for homes is higher than it has been in a decade!  In St Tammany parish the demand for homes has already absorbed so much of the already low inventory.  Now because there's so few homes on the market and so many buyers, we see the Seller/Homeowners being about to be more in control of the prices of their homes, which is called a Seller's Market.

Wayne Turner discusses how he believes that 2017 will be a very strong real estate year for homeowners intending on selling and capitalizing on equity.  He emphasizes how he needs homes to

Where/When did Mardi Gras Begin?

Many people have differing opinions on the origins of Mardi Gras/Carnival Season. For Catholics, Carnival begins on the Epiphany, January 6th,  when the three Wise Men came to visit baby Jesus.  January 6th also marks the first day to be able to enjoy King Cakes.  King Cakes in the past were stuffed with a bean or coin for good luck, but in recent years a small plastic baby

So Why Flip Homes on the North Shore?
1. Buyers are Waiting.
Not since 2006 has owning a home been in such high demand.  Buyers are on the North Shore currently needing homes.
2. Shortage of Homes for Sale
There is only a 6 week supply of homes in West St. Tammany under $300,000. If no homes were listed in the next 6 weeks there would literally be none to buy.
3. It's a Seller's Market
The demand for homes has placed homeowners in a Seller's Market.
A Seller's Market [by Definition] is an economic occurrence when a Seller is in Control of Home Prices
4. First-Time Home Buyers
First-time Buyers are the driving force in most communities and St Tammany Parish is no different.…
